The Klondyke Building, a Grade B1-listed Victorian office property in Belfast's Gasworks district, has been sold following an auction process, as reported by the Belfast Telegraph.
The refurbished building at the Gasworks extends to 57,495 sq ft and includes dedicated car parking. It was originally marketed for offers in the region of £10 million (€11.9 million) before the asking price was reduced to £2.95 million (€3.51 million) in 2025.
Built in 1891, the property had been let to the Department of Finance and Personnel on a 15-year lease and serves as the headquarters of the Northern Ireland Environment Agency. The building was previously acquired in 2007 by Irish off-farm investment specialist Farrelly and Mitchell on behalf of Elm Private 111.

Located within Belfast's Gasworks district, the refurbished office building extends to 57,495 sq ft and includes dedicated car parking. This transaction is particularly notable for me, having originally acquired the property on behalf of the same client in 2007."

The Gasworks district is one of Belfast's most established commercial property locations, having been comprehensively regenerated from a former industrial gas production site into a mixed-use business quarter over the past two decades. The area hosts a range of public sector and private sector occupiers and sits in close proximity to Belfast city centre.
The sale of the Klondyke Building adds to a run of heritage commercial property transactions in Belfast as buyers seek listed and period assets at adjusted valuations following the broader repricing of the Northern Ireland office market in recent years.
