Tuath Housing and Cairn have officially completed Whitehaven, a landmark residential development in Northwood, Santry, marking a significant step forward in sustainable and affordable housing in Ireland.
The project delivers 255 new homes spread across five modern buildings, featuring well-designed communal spaces, children’s play areas, and landscaped gardens. Whitehaven stands out as one of Ireland’s first major Passivhaus-certified schemes delivered by an Approved Housing Body (AHB), setting a new benchmark for energy-efficient and environmentally conscious construction.
Each apartment offers exceptional thermal comfort and energy performance. The design incorporates high-performance insulation, heat recovery ventilation systems, and hot water heat pumps, ensuring year-round comfort while drastically reducing energy consumption.
Each home is expected to achieve energy savings averaging €15,000, amounting to a combined total of more than €4 million across the entire development. These efficiencies also contribute to lower carbon emissions, making Whitehaven a model for sustainable urban living.
The scheme delivers a balanced mix of Cost Rental and social housing, helping to meet the rising need for secure, affordable homes in Dublin. Residents will benefit from the site’s strategic location close to Dublin City Centre, the M50, Dublin City University, and a range of schools, shops, and local amenities.
The project was financed through a combination of Department of Housing support via the Cost Rental Equity Loan scheme and private finance from the Housing Finance Agency.
Executives from Tuath Housing and Cairn hailed the completion as a milestone in collaborative, sustainable housing delivery, demonstrating a replicable model for future energy-efficient developments across Ireland.
